San Diego Housing Market Update and Predictions for 2025-2026
The San Diego housing market continues to show resilience amid national trends, but with signs of slight cooling. As of May 2025, the median price for a single-family home reached $1,050,000, marking a 2.4% increase year-over-year from May 2024. However, inventory is gradually increasing, with the Unsold Inventory Index at 3.4 months in May 2025, up from 2.4 months the previous year.
Home sales have dipped, decreasing 7.3% month-over-month and 4.6% year-over-year in May 2025, with homes spending a median of 18 days on the market. Looking ahead, forecasts indicate a modest decline: Zillow predicts a 0.5% decrease in home values by the end of May 2025 (from earlier points) and a 1.2% drop by July 2025, with an overall 0.7% decrease from April 2025 to April 2026. This suggests a more balanced market, potentially offering opportunities for buyers as prices stabilize.
Overall, expect steady growth without a crash, driven by San Diego's strong demand and limited supply, but with flatter price increases aligning with national trends.

- Update your homeowner's insurance.
- Create a home inventory.
- Prepare a defensible space for firefighters.
- Trim flammable vegetation away from wood structures.

- Test your smoke alarms and change batteries.
- Make sure your fire extinguishers are updated and you know how to use them.
